How do I get started with Marda Management?

Book a free consultation, sign our straightforward management agreement, and we take it from there—photography, listings, tenant placement, and setting up your owner portal all happen within the first week.

How do you market my rental and find quality tenants?

Your listing appears on 30+ high-traffic sites (Realtor.ca, Zumper, Facebook Marketplace) and is backed by professional photos, video walk-throughs, and AI-driven ad spend. Average time on market is under 14 days for well-priced units.

What tenant screening process do you use?

Every applicant undergoes a multi-step screening: credit bureau report, income verification, landlord and employer references, social-media checks, and an in-person (or virtual) interview. Only applicants who meet our published criteria are presented to you for final sign-off.

Do you guarantee the tenant you place?

Yes. If a tenant we place defaults or needs to be evicted within the first 12 months, we will re-lease the unit at no additional leasing fee.

How is rent collected and when do I get paid?

Tenants pay electronically through the portal; funds clear to your bank on the 10ᵗʰ of every month (or next business day). You’ll receive a single ACH payment and an itemized statement in PDF format.

What happens if a tenant pays late?

Late notices (N4) are issued on Day 2, followed by consistent follow-up under Ontario’s Residential Tenancies Act. Less than 1 % of our portfolio reaches the LTB stage each year.

How do I access my year-end financials for tax time?

Log in to your owner portal, click “Documents → Tax Pack.” You’ll find the T776-ready income statement, expense summary, and copies of all invoices.

Do you offer 24/7 emergency maintenance?

Absolutely. Tenants reach a live operator after hours; our on-call technicians are dispatched within 1 hour for critical issues (flood, no heat, broken lock).

Can I use my own contractor?

Yes—just upload the contractor’s details in the portal so we can verify WSIB and insurance. We’ll notify them when work is approved and pay them directly from rent proceeds.

How often will you inspect my property?

• Move-in report with 200+ photos
• Semi-annual inspections for HVAC filters, smoke/CO alarms, and general condition
• Move-out inspection and deposit reconciliation
You receive the photo report within 24 hours of every visit.

What are your management fees?

Our standard full-service rate is 8 % of monthly rent with no hidden mark-ups on maintenance. Leasing fees are one month’s rent, charged only when we secure a new tenant. Ask about our multi-property or small-building discounts.

Is there a long-term contract?

Contracts run month-to-month after an initial 90-day ramp-up period. If you’re not satisfied, you can cancel with 30 days’ written notice—no exit penalties.

I live outside Canada—can you manage remotely?

Yes. We handle NR4 tax remittances, time-zone-friendly video updates, and digital signatures on all documents. Many of our clients live in the U.S., Europe, or Asia.

How do you keep me informed when I’m abroad?

You’ll receive push notifications for every lease signing, maintenance approval, or rent disbursement. Quarterly video summaries cover market rent trends and any cap-ex we recommend.

How do you ensure my property complies with Ontario law?

We stay current on the Residential Tenancies Act, City of Windsor rental licensing, and fire-code requirements. Annual safety audits are performed, and any non-compliance issues are addressed immediately with your approval.

Do you carry insurance?

Marda Management holds $5 million in commercial general liability and errors & omissions insurance. We also require all contractors to supply proof of WSIB and $2 million liability.

Can I still use the property for personal stays?

For single-family homes, yes—just provide 90 days’ notice so we don’t renew the tenant. For multifamily units, personal use is limited by the RTA and may require compensation; we’ll guide you through the process.

Do you manage short-term or Airbnb rentals?

We focus on long-term residential leases (12+ months). If you’re considering short-term, we can refer you to a vetted partner and still provide cleaning and maintenance services.
